Rent Guaranteed
Rent Guaranteed is an exclusive service offered by IGrow Rentals to our valued clients, the landlords of the properties for whom IGrow Rentals provide rental management services.
It is not an insurance policy, but rather an optional add-on to your rental management agreement with IGrow Rentals.
As SA’s largest property investment company, we have the necessary experience to offer our landlords and tenants excellent services and products to suit everyone’s needs. Rent Guaranteed is suitable for all investors, whether they own only one investment property or a portfolio of dozens of properties.
In the event that a tenant does not pay their rent, Rent Guaranteed will pay the landlord the amount due. IGrow Rentals will then pursue the tenant for the outstanding rent.
This means that, whether the tenant pays on time or not, the landlord is guaranteed payment of their rental.
Rent Guaranteed will pay out the full rental for three months in a row in the event a tenant does not pay. If Rent Guaranteed is unable to recover the money eviction procedures will begin, following the correct legal process. IGrow Rentals will handle this entire process. The landlord will not have to contact a defaulting tenant.
Rent Guaranteed Products
Rent Guaranteed offers landlords two options to choose from:
Rent Guaranteed No Deposit Designed for landlords to more easily rent out their vacant properties.
This product allows for the tenant to not pay a deposit before moving in. The removal of a deposit – often a barrier for many tenants – gives the landlord the competitive edge when marketing a property in a difficult market, making it quicker and easier to place a tenant in the property.
Rent Guaranteed No Deposit provides the following benefits for landlords:
- Up to 3 months’ cover for a non-paying tenant
- 1 month’s cover for an absconding tenant
- 1 month’s cover for damages
- Up to R50 000 in legal fees for evictions
- A guarantee that the rental will be paid on the 7th of every month, regardless of whether or not your tenant has paid
Rent Guaranteed EssentialGuarantee that your rent will be paid every month
Rent Guaranteed Essential is an add-on product at a small fee, that provides peace of mind for landlords that they will receive their monthly rent payment, regardless of whether or not the tenant pays the rent on time, or at all!
Rent Guaranteed Essential provides the following benefits for landlords:
- Loss of rental – up to 3 months’ rent
- Legal fees for evictions – up to R50 000
- Absconding tenants – up to 1 months’ rent
- Rental paid out by the 7th of the month

How this service works
In the event that a tenant does not pay their rental, Rent Guaranteed will pay the landlord the amount due. IGrow Rentals will be responsible to pursue the tenant for the outstanding amount. This means that whether the tenant pays on time or not, the landlord is guaranteed payment of their rental.
Rent Guaranteed will pay out the full rental for three months in a row in the event a tenant does not pay. If Rent Guaranteed is unable to recover the money from the tenant eviction procedures will begin, following the correct legal process.
- If the tenant fails to pay the rent by the third of the month or absconds unlawfully before the lease expires, a representative of IGrow Rentals will alert the tenant that they are required to pay their rent within 24 hours.
- IGrow Rentals will pursue the payment of rent from the tenant.
- IGrow Rentals will handle this entire process. The landlord will not have to contact a defaulting tenant.
- IGrow Rentals will pay the landlord the rental amount due to them (as per the agreement with IGrow Rentals, being the monthly rent less the commission and Rent Guaranteed fee) on the 7th of the month.
- Should any legal action be necessary IGrow Rentals will make all the necessary arrangements on behalf of the landlord and will pay the legal costs up to R50 000 as part of this service.
